1. Verify Property Title and Ownership

Ensure that the seller has a clear title to the property. Check original documents, and if needed, consult a lawyer to verify ownership and any encumbrances.

2. Check All Approvals and Permits

Verify that the property has all necessary approvals from local authorities, such as building plan approval, environmental clearance, and occupancy certificate.

3. Inspect the Property Site

Visit the site to inspect construction quality, access roads, neighborhood, and amenities promised by the seller.

4. Validate Land Use and Zoning

Confirm that the land is designated for the type of property you are buying (residential, commercial, etc.) as per the city’s master plan.

5. Review Bank Loan Eligibility

If you’re taking a loan, check if the property is approved by banks and calculate your eligibility and EMI in advance.

6. Check for Pending Dues

Ensure there are no unpaid utility bills, property tax dues, or society maintenance charges on the property.

7. Confirm RERA Registration

For under-construction properties, ensure the project is registered under RERA (Real Estate Regulatory Authority) for transparency and buyer protection.

8. Verify Carpet Area and Built-Up Area

Understand the difference between carpet area, built-up area, and super built-up area, and confirm what you are paying for.

9. Get a Sale Agreement Draft

Before making any payments, get a detailed sale agreement drafted mentioning all terms, payment schedule, possession date, and penalty clauses.
